How do authorities and banks approach Talpa House?

Talpa House is an energy-passive house with a green roof (according to STN or ČTN, it is an almost zero-energy house). Alternatively, it is energy self-sufficient. For a better idea, Talpa House has an intensive green roof and windows mostly oriented towards sunny cardinal directions.

In the past (and sometimes it still happens today), the request for an atypical house meant fear of the unknown for authorities and banks, and therefore they preferred to reject it.

But why? After all, you want a loan for a house, you want a reasonably located house on a slope, and you don't want to build on fields and limit the harvest.

Experience shows that officials are interested and try to find a solution for you.

Talpa House has gained and continues to gain the favor of more and more officials.
 

Authorities' view on Talpa House


The state supports green roofs, water retention, quality insulation, and windows through subsidies. It motivates us all towards almost zero-energy houses and renewable energies (in Talpa House we propose photovoltaics). Talpa House meets all the above in today's expected comfort. Moreover, thanks to the green roof, it saves on air conditioning in line with adapting to climate change.

Slovakia committed to building almost zero-energy houses from January 1, 2020 (required from January 1, 2021). Due to the climate agreement, the union and its member states committed to reducing CO2 emissions and adapting to climate change, for which low consumption, green roofs, and natural materials also serve.

Recently, the issue of water purity in water sources and water retention has been addressed more significantly. Various cities have prescribed water retention for larger development projects on the surface or underground. For family houses, each office asks how you retain water on the property, at least since 2012. Talpa House green roof retains up to 40m3 of water on the roof. The natural purifier retains 90% of the consumed water from the household, about 277 L / day, and the capacity is 3-3.5m3 for a 4-member household.

Everything that Talpa House has been offering since 2010 is now required by the authorities. With us, look for a discreet form of living on a slope with an overview of the requirements of the European Union and towns and municipalities in Slovakia and the Czech Republic.

The office is interested in whether the construction is safe, uses certified materials, whether a person with construction authorization will build or whether the construction is supervised by an authorized construction supervisor. An integral part of the building procedure is to determine whether the project and application for permission have all legal requirements. The aim is to have good relations with neighbors and ensure access for rescue services and garbage collectors to the construction.

Bank's view on Talpa House


So far, most clients have financed Talpa House with mortgages.

The bank is interested in the liquidity of the property. In other words, the value of the property is different in the city and in the meadows, so the loan amount depends on the location. The bank is also interested in the client's creditworthiness and whether the construction is built with certified materials, so its service life is also an evaluation criterion. The requirement for obtaining permission and approval is prescribed by banks by law.

 

Conclusion


Our client does not have to worry about deciding between a traditional house and Talpa House from the perspective of approval by banks or authorities. Talpa House meets all necessary standards and certificates. And we are here for the client, ready to help at any time.
