What an underground house costs in 2026 and 2027
A turnkey Talpa underground house of 120 m² costs from €365,000 excluding VAT on today’s price list. The waterproof shell alone starts at €240,000. Land, permits and furniture are extra.

The waterproof shell is the working skeleton, priced at about 65% of the finished build. Windows are always included: cheap glazing on a perfect structure causes condensation. You finish the inside and outside yourself, which is why it costs less. Utility connections, off-grid systems and the access road are priced the same on both tiers.

The heating is on for around 90 days a year, and no Talpa house needs air conditioning.

These are the prices in force today. If the price list changes for 2027, this page and the calculator change the same day. A written quote follows a visit to your plot.
Before you decide
- Banks see few comparable sales, so a valuation may come in low: plan for a slightly larger deposit.
- Living rooms need daylight from the front, so a feasibility study checks your plot before anything else.
- Our own team builds the shell. We never hand the watertight structure over to another company.
